Standard Commercial Building Permit Review Process (example):
|
- Applicant submits building permit application and 2 sets of plans. (1)
- Permit section receives application and plans, assigns project number, and issues receipt to applicant. (3)
- Plan examiner in Commercial Plan Review (CPR) oversees review, previews for scope of work, and
determines who must review plans. (4)
- If project involves water, sanitary sewer, storm drainage or flood plain. (7)
Dept 220: Water / Sewer (PWE) reviews and utility letter application.
- If project involves new construction, additions, change in use or parking (8)
Dept 140: Planning Department (Internal to P&D) reviews plat, off street parking, landscaping, & building setback lines
- If project involves the flood plain (9)
Dept 250: Flood Plain (PWE) reviews slab elevation and application for flood plain elevation certificate
- If project involves the street ROW for sidewalks, curbs, culverts, driveways or pedestrian barricades (10)
Dept 120: Traffic & Transportation (PWE) reviews work in street ROW
- If project involves work with fire alarms, stand pipes or electrical locks (11)
Dept 150: Fire Marshall (FD @ CE Office) reviews as per Fire Code and Ordinances
- If project involves hazmat materials or high-piled storage (12)
Dept 180: Fire Marshall (HazMat; FD @ other site) review per Fire Code and ordinance (different set of fire marshals at another location).
- If project involves food and/or drink (13)
Dept 130: Health (HHS) at CE Office reviews related health ordinances.
- Plans are returned to Commercial Plan Review when external department reviews are completed
(120, 130, 140, 150, 180, 220, 250)
- Plans are placed in CPR Library to await review by Code Enforcement plan examiners. (15)
- If project involves electrical (16)
Dept 310 reviews
- If project involves plumbing (17)
Dept 320 reviews plumbing
- If project involves storm drainage (17)
Dept 360 reviews storm drainage.
- If project involves heating, venting and air conditioning (HVAC)(18)
Dept 340 review of HVAC.
- If project involves structural, life safety or other general areas of construction (not MEP) (19)
Dept 330 review of structural.
- If Project involves fire prevention systems (sprinklers) (20)
Dept 350 review of sprinkler codes.
- If plans are NOT approved by all departments required to review project for code compliance. (21)
Assigned Plan Examiner verifies rejections. Applicant is notified that plans have been rejected.
- If plans are APPROVED by all departments required to review project for code compliance (22)
Assigned Plan Examiner verifies approval by all departments Applicant is notified that plans have been approved.
